Fees

You know the pricebefore we start.

Nobody in this market publishes a fee. We do.

What it costs

Priced by stage, agreed in writing.

Everything is agreed before a stage starts. If you go ahead after the survey, that fee comes off the management fee.

What you getIncludedPriced as
Survey and cost reportWe inspect the property, check what is allowed, and give you a written cost range and a recommendation before you commit to anything.Fixed fee
Improvement planWhich measures, in what order, what they cost, which grants apply, and what it does to the value, the rent ceiling and the label.Fixed fee
Design, permits and tenderDrawings, permit applications, contractor selection and contracts, up to the point the building contract is signed.Fixed fee per stage
Full project managementAll of the above plus running the site, the budget, the handover and the aftercare, as one continuous engagement.% of build cost
One-off adviceA second opinion on a quote, a comparison of tenders, help in a dispute, or an independent handover inspection.Hourly

For reference, independent management of a residential renovation in this market generally runs at 5 to 8% of build cost, or €75 to €125 an hour, with fixed packages for smaller work starting around €2,500. We will tell you which basis suits your project and why.

How the agreement works

DNR 2011

We work under the standard Dutch agreement between a client and a professional adviser. It sets out exactly what we are responsible for, what we owe you in care, and what we are liable for. No bespoke small print of our own.

The survey fee is credited

If you commission the full project after the survey and cost report, the fee you paid for it comes off the management fee. You are not paying twice to find out whether the job is worth doing.

No variation without approval

Nothing beyond the agreed scope gets ordered until you have approved it in writing, with the cost and the schedule effect stated. A surprise on the final invoice is a management failure, not a fact of building.

Ask for a quote.

Tell us the property and what you are trying to do, and we will send you a fee proposal for the stage that makes sense to start with.
