The discipline used on institutional property, applied to a single home. Stages can be commissioned separately or as one continuous engagement.

Work out what is true

We survey the building properly: structure, foundations, services, damp, and whatever the previous owner painted over. Then we test what the rules allow against what you want.

You get a written cost range with the assumptions listed and the risks priced separately, plus a straight recommendation. If the answer is that it is not worth doing, we say so, and that is the cheapest advice you will ever buy.

Get it designed and priced

An architect if the job needs one, a specification if it does not, then permit applications and grant applications handled with the municipality directly.

We tender the work to at least three contractors on identical documents and compare the bids like for like, exclusions included. Contracts are signed in your name, with a payment schedule, retention and a completion date in them.

Run the site

Every trade is directed from one point. We inspect against the contract, chase the sequence so nobody is waiting on anybody, and keep a live budget you can look at any time.

Nothing extra is ordered before you have approved it in writing. You get a written progress report, not a phone call full of problems.

Hand it over properly

A formal inspection against the contract, a snag list, and money held back until the list reaches zero.

Warranties, certificates, drawings and label registration collected into one file you can hand to a buyer, a lender or an insurer. We stay reachable afterwards and take up warranty defects with the contractor on your behalf.

Every trade directed from one point, and nothing extra ordered without your written approval.

Boundaries

What we do not do.

Being clear about this is the point of hiring us.

We do not build

No trades on our payroll and no site crew of our own. We select, contract and direct the people who do the work, and we check what they deliver against what they agreed.

We do not take a cut

No commission from contractors, no supplier rebates, no markup on materials. Our fee is the only money we make on your project, and you agree it before we start.

We do not hold your contracts

Agreements with the architect, the contractor and the installers are signed in your name. You keep the legal position, the warranties and the recourse. We write them, tender them and enforce them for you.
